Quiet enjoyment of your home
If you encounter issues with noisey neighbours, in the first instance you might try talking to them about the issue. You can always seek advice about how to approach this. If the problems are on-going you can:
Call noise control (in the event of unreasonable noise) 04 499 4444
Call the police (if you feel threatened or witness illegal activity) 111
It can be helpful to keep a record of any disturbances and report this to your Tenancy Manager. Dwell will become involved if their has been a breach of Tenancy Agreement.
Cars and Parking
Only use your assigned parking space or designated areas and make sure your visitors do the same. If there is no parking assigned at your housing complex then please follow the council parking signs and rules as Dwell takes no responsibility for ticketed or towed cars. If you are having issues with your assigned parking spaces please try to work it through independently in the first instance and if there is no solution contact your Tenancy Manager.
Safety & Security
Maintaining a safe and secure community is important to us. However, we need your help:
Let us know if you see anything suspicious. Report it to the Tenancy Manager or the police.
Keep doors closed and locked. Don’t leave them propped open.
Make sure your visitors know the rules. Remember you are responsible for your guests.
Share your emergency contact details with the Tenancy Manager so we can help quickly if needed.
Join in! Take part in safety meetings, evacuation plans, and community events to stay informed.
Rubbish and Recycling
Under the New Zealand Residential Tenancies Act 1986, tenants have a legal responsibility to:
Keep the premises reasonably clean and tidy, which includes managing household rubbish and recycling appropriately.
Leave the property clean, tidy, and clear of rubbish and possessions when the tenancy ends.
This means tenants must:
Use council approved rubbish and recycling systems.
Avoid accumulating excessive waste.
Smoking and Illegal activity
Smoking is NOT ALLOWED inside any Dwell properties.
Under the New Zealand Residential Tenancies Act 1986 (RTA), tenants are strictly prohibited from using rental properties for unlawful purposes, which includes any form of illegal drug use, possession, sale, or manufacture—particularly methamphetamine (meth) activity.
